I became acquainted with TAK Immobilien AG in its capacity as the property manager of a condominium association. The appointed manager approached his tasks with great motivation—at least initially—and demonstrated a good ability to grow into the role. However, the heavy workload, the complexity of the business, high expectations from within the condominium association, and, concurrently, the association's financial constraints, seem to have led the management to develop a momentum of its own in its search for an "adequate" working method. This momentum increasingly neglected the defined responsibilities, their consistent application, and the legally mandated deadlines. The disadvantages: poor communication; lack of customer focus; inaction; sluggish management; significant deadline violations; lack of on-site work supervision; disregard for existing operational procedures; protracted construction work; delayed distribution of meeting minutes and, consequently, late collection of general expenses. Unfortunately, such management practices can negatively impact the value and appearance of the managed development, which cannot be in the owners' best interests, either financially or otherwise. I strongly recommend a return to rules-based management. It's worth it!

Initially, I had no negative experiences with this property management company. However, I've been waiting for months for the return of my rental deposit. Every time I call, no one seems to feel responsible; I'm simply told, "Ms. So-and-so will get back to you." But after numerous calls from me, no one ever does. This amounts to several thousand Swiss francs that are simply tied up, thanks to the incompetence of this management company – highly unprofessional.

Avoid contact at all costs!!! My single mother was hospitalized for an accident and was therefore unable to pay her rent on time for the first time in 29 years. The TAK real estate playgroup threatened my mother with immediate eviction without further inquiry.

Unreliable/Unprofessional. We commissioned TAK Immobilien AG on April 5, 2024, to conduct a market value appraisal for our large property in the Bern-Mittelland region. The necessary plans were prepared by Rykart Architekten AG (Köniz). Compared to the competing appraiser commissioned at the same time, TAK Immobilien AG/Rykart Architekten AG took more than twice as long to complete the market value appraisal. It is shocking that the binding deadline for the appraisal of June 30, 2024, specified in the order confirmation, was not even met. Apparently, there were simply far too many incompetent people involved who were neither willing nor able to do their jobs with integrity and reliability. Ultimately, the property was sold for much more than the valuation by TAK Immobilien AG/Rykart Architekten AG. I fear that TAK Immobilien AG/Rykart Architekten AG deliberately massively undervalued our property to either rip us off, or that these two fine gentlemen (for whatever reason) weren't seriously interested in a sales mandate. If they lack the time or personnel resources, the contractor is expected to report this fact to the client immediately and without rudimentary excuses. Conclusion: This is brazen and unruly business practice. The way such companies treat a first-time client is outrageous. For us, the whole farce was a waste of time, money, and nerves.
