I reserved a house with Immo Friedli (including financing confirmation) and made a reservation payment. Subsequently, Immo Friedli unexpectedly withdrew from the contract and refused to refund the payment. Since the company showed no understanding, we were forced to take legal action to recover the amount, including interest – successfully, with a clear finding of fault! Ultimately, the court proceedings revealed that they had managed to sell the house for a higher price. I strongly advise against doing business with Immo Friedli.
We had a very bad experience. At the signing, we were promised a dream home. What we got was the complete opposite. First, we wrote everything down by email. When that didn't help, we hired a surveyor. Unfortunately, he confirmed our fears. Hoping that everything would now be resolved, we moved into Friedli. We have massive problems with the ventilation. Light comes in under the apartment door. The stairwell looks terrible and hasn't been inspected and approved.
I've taken a closer look at two projects from this company and I'm speechless. Would you trust a company that can't even design a mailbox? To keep this brief, I've included some photos. I also asked other buyers about their experiences: absolutely terrible! Absolutely essential: Hire a building surveyor. Ideally, take out legal expenses insurance before construction begins—or even better, buy it elsewhere. The photos show: - a mailbox drilled through - locks without covers - facades where water leaks in - a vent acting as a gargoyle - rainwater drains directly onto the walls The pictures speak for themselves…
As a construction manager and civil engineer, I assess building projects not only based on their external aesthetics but also in detail. In my personal opinion, the quality of the projects I have reviewed unfortunately does not meet expectations. In my view, many details are not executed according to Swiss standards (SIA), which could pose a risk to the buildings' lifespan. This could lead to costly renovations in the long run, which could be avoided by adhering to the standards. I therefore recommend conducting random site visits to various projects and having them inspected by experts, particularly regarding the execution details and compliance with SIA standards in critical areas.
In my opinion, this company is absolutely not recommended! I was interested in a property. I then reviewed the contract documents. It was very noticeable that this company wanted 100% of the purchase price before handing over the keys. That made me suspicious. I then asked if it would be possible to arrange for an expert to inspect everything before handover and, if there were any significant defects, have them repaired before I paid 100% of the purchase price. This was refused by the company. To be absolutely sure, I looked around and asked around at this construction project: What I saw and heard there was simply appalling. I was fortunate enough to be able to view several properties. Therefore, I won't be buying from them! Lots of white paint, lots of promises…
