Ho conosciuto la TAK Immobilien AG in qualità di amministratore immobiliare di un'associazione condominiale. Il responsabile incaricato ha affrontato l'incarico con grande motivazione – almeno inizialmente – e ha dimostrato una buona capacità di crescita nel ruolo. Tuttavia, il pesante carico di lavoro, la complessità dell'affare, le elevate aspettative all'interno dell'associazione condominiale e, allo stesso tempo, i vincoli finanziari dell'associazione, sembrano aver portato la direzione a sviluppare uno slancio proprio nella ricerca di un metodo di lavoro "adeguato". Questo slancio ha sempre più trascurato le responsabilità definite, la loro coerente applicazione e le scadenze previste dalla legge. Gli svantaggi: scarsa comunicazione; mancanza di attenzione al cliente; inazione; gestione lenta; significative violazioni delle scadenze; mancanza di supervisione del lavoro in loco; disprezzo per le procedure operative esistenti; lavori di costruzione prolungati; ritardata distribuzione dei verbali assembleari e, conseguentemente, tardivo incasso delle spese generali. Sfortunatamente, tali pratiche di gestione possono avere un impatto negativo sul valore e sull'aspetto dello sviluppo gestito, che non può essere nel migliore interesse dei proprietari, né finanziariamente né in altro modo. Raccomando fortemente un ritorno alla gestione basata su regole. Ne vale la pena!

Inizialmente non ho avuto esperienze negative con questa società di gestione immobiliare. Sono però mesi che aspetto la restituzione della cauzione d'affitto. Ogni volta che chiamo nessuno sembra sentirsi responsabile; Mi viene semplicemente detto: "La signora Tal dei tali ti ricontatterà". Ma dopo numerose chiamate da parte mia, nessuno lo fa mai. Si tratta di diverse migliaia di franchi svizzeri che vengono semplicemente bloccati a causa dell'incompetenza di questa società di gestione – assolutamente poco professionale.

Unreliable/Unprofessional. We commissioned TAK Immobilien AG on April 5, 2024, to conduct a market value appraisal for our large property in the Bern-Mittelland region. The necessary plans were prepared by Rykart Architekten AG (Köniz). Compared to the competing appraiser commissioned at the same time, TAK Immobilien AG/Rykart Architekten AG took more than twice as long to complete the market value appraisal. It is shocking that the binding deadline for the appraisal of June 30, 2024, specified in the order confirmation, was not even met. Apparently, there were simply far too many incompetent people involved who were neither willing nor able to do their jobs with integrity and reliability. Ultimately, the property was sold for much more than the valuation by TAK Immobilien AG/Rykart Architekten AG. I fear that TAK Immobilien AG/Rykart Architekten AG deliberately massively undervalued our property to either rip us off, or that these two fine gentlemen (for whatever reason) weren't seriously interested in a sales mandate. If they lack the time or personnel resources, the contractor is expected to report this fact to the client immediately and without rudimentary excuses. Conclusion: This is brazen and unruly business practice. The way such companies treat a first-time client is outrageous. For us, the whole farce was a waste of time, money, and nerves.
